What is subletting?
A sublet is when you have someone move into your rental space to cover either part of your entire rent payments.

What are the legal responsibilities?
There can be a lot of misunderstandings about the duties of the leaseholder and the sublet. If there's one thing you should take away, it's this: the leaseholder is still responsible for the rental space. That means rent payment, damages, and maintenance requests are all the responsibility of the leaseholder.
Who can you sublet to?
Well, that's entirely up to you. It's your responsibility to find a subletter and to do your due diligence to make sure that it will be a positive subletter and not one that will make your life harder. Interview your subletter and ask questions to make sure you feel comfortable giving them your space, knowing that you will be responsible for rent payment and damages.
